Your home is ‘one of a kind’

At Deluxe Roofing we understand that “hidden costs” are one of the most unsettling aspects of any home improvement project especially when it comes to replacing your existing roof with new shingles. We make every effort to assess the needs of your home to avoid “surprises” for you and us.

Since much of the area is not exposed until work is in progress, there are situations that occasionally arise:

■ Layers: We make every effort to accurately determine whether your home has one, two, or more layers of shingles, shakes, modified bitume. Occasionally, all or part of a roof will have an additional layer that was not readily apparent. Should additional layer(s) exist, (above that which is estimated to exist and documented in your proposal), an additional tear-off fee will be charged for that area.

■ Wood Repair: Depending upon your proposal, some wood repair may be included in your roof package at no additional cost. Should additional wood repair be needed, an additional charge will be applied. We do replace wood that is not structurally sound (i.e. rotted or delaminated).

■ Disposal: Dumpsters are the most reliable method of removing debris from the job site. We order the size needed to hold the roof debris and normal wood repair waste. Should additional layer(s) of shingles or an excessive amount of roof deck repair generate more debris than the dumpster can accommodate, an additional dumpster may be needed at an extra cost depending on the size required. These charges are rarely incurred.

■ Roof Ventilation: Ventilation of the roof is critical. Shingle manufacturers have requirements that must be met to insure a valid warranty. We will provide our recommendations in our proposal and will work with you to determine your best ventilation solution.

■ Shingles: 3-tab, or strip shingles (20, 25, 30 yr.), lay flat on the roof, and with the exception of white, there is a pattern to the color blend. These are more economical than dimensional shingles, and are especially beautiful on roofs that have a walkable, low pitch. Several manufacturers’ brands of shingles are available including GAF, Owens Corning, Tamko, Certainteed, etc. Many colors are available; however, some of the darker colors are not available with anti-fungus coating. The roof price is not affected by color.

■ Also Available: 30, 40 year and limited Lifetime Architectural/Dimensional shingles. These shingles
are made by overlaying one shingle strip over another in a pattern. The additional weight and materials is responsible for the increased cost. These shingles are beautiful on any roof with a steep pitch, or one that sits appropriately from the street so as to show off the shingle face.
